Directly from the executed agreement. Every date-driven obligation — inspection, appraisal, financing, title review, contingency removal, closing — is calendared with advance reminders. If an extension or amendment is executed, the timeline is rebuilt to match.
What happens if a deadline is at risk?
You receive written notice identifying the deadline, the outstanding item, and the party responsible. The decision on how to respond is yours; DeedSide does not advise on remedies or negotiate extensions.
Do you work inside my brokerage's systems?
Yes. We work in your email, storage or transaction platform, e-signature tool, and your brokerage's compliance system, under the access and permissions you grant. Access can be revoked at any time.
Will my brokerage compliance file be complete?
The file is assembled against your brokerage's checklist and submitted per office requirements, followed by a pre-closing audit confirming that documents, signatures, dates, and disclosures are present. Final compliance responsibility remains with you and your broker.
Do you prepare disclosures or contracts?
We prepare documents from your templates and route them for signature. We do not draft contract language, select forms on your behalf, or complete any field requiring licensed or legal judgment.
How do you track outstanding documents?
Every file carries a running open-items list showing what is outstanding, who owes it, and when it is due. Follow-up continues until each item is received or you direct otherwise.
How often will I hear from you?
A written status update is issued weekly, plus milestone notifications as inspections, appraisal, financing, and title items clear, and immediate written notice on anything time-sensitive.
