Pricing

How is DeedSide priced?

Pricing depends on the solutions retained and the volume of work. Engagements are typically structured as a monthly retainer for ongoing support, a per-file rate for transaction or listing work, or a fixed fee for defined projects such as a CRM cleanup. Every proposal states the price and what it includes in writing before work begins.

Is there a long-term contract?

No long-term commitment is required. Ongoing engagements continue month to month under a written service agreement, and scope can be increased or reduced as your volume changes.

Do you charge for the Discovery Consultation?

No. The Discovery Consultation is free and carries no obligation.

Service Area

Where does DeedSide work?

DeedSide serves real estate professionals throughout Michigan, including Metro Detroit, Grand Rapids, Lansing, Ann Arbor, Traverse City, and the Upper Peninsula. Because the work is administrative and performed remotely, geography is not a limitation within the state.

Do you work with out-of-state owners and investors?

Yes. We regularly support out-of-state owners and investors who hold Michigan real estate and need local administrative organization and public-record research.

Scheduling

How do I get started?

Book a Discovery Consultation. We review how your business operates, identify where administrative support would help most, and follow up with a written proposal.

What are your business hours?

Monday through Friday, 9:00 a.m. to 5:00 p.m. Eastern. Messages received outside those hours are answered the next business day.

How quickly will I hear back after I reach out?

Within one business day, and often the same day.

Turnaround Time

What turnaround should I expect on routine tasks?

Routine administrative requests are handled within one business day unless a different standard is documented in your scope. Time-sensitive transaction items are prioritized ahead of general administrative work.

How are larger projects scheduled?

Defined projects — file reorganizations, database cleanups, research assignments — receive a written timeline with milestones before work begins.

Confidentiality

How is my information protected?

Client, transaction, and property information is treated as confidential and handled only for the purposes documented in your service agreement. Access is limited to the personnel assigned to your engagement, and we work inside your systems under the permissions you grant rather than creating parallel copies of your data.

Will you sign a confidentiality agreement?

Yes. Confidentiality terms are part of the standard service agreement, and we are glad to review a client-provided agreement as well.

Software

Which platforms do you work in?

We work inside the platforms you already use — Google Workspace or Microsoft 365, your MLS and transaction platform, your e-signature tool, your storage, and common real estate CRMs. DeedSide does not sell or develop software.

Do I need to buy new software to work with DeedSide?

No. If a gap exists, we will say so, but the default approach is to organize and use what you already have.

Remote Services

Is the work performed remotely?

Yes. Administrative operations support is delivered remotely, which is what allows us to work efficiently across the state and keep engagements flexible.

Will I have one point of contact?

Yes. You are matched with a dedicated point of contact who knows your business, your files, and your standards.

Investors

What administrative support do investors typically retain?

Portfolio and property file organization, public-record research compiled into written summaries, vendor and contractor coordination, acquisition and project timelines, and CRM and calendar upkeep.

Do you provide investment analysis or valuations?

No. DeedSide provides administrative research and organization only. We do not provide investment advice, valuations, appraisals, or opinions of value.

Landlords

Is Rental Administration the same as property management?

No. Rental Administration is administrative support — lease and property file organization, documentation, reminders, vendor coordination, and calendar management. DeedSide does not provide property management services, does not collect rent, does not lease or show property, and does not manage tenant relationships.

Can you help organize an existing rental portfolio?

Yes. A common starting point is consolidating leases, renewals, notices, vendor records, and property documents into one consistent structure with tracked key dates.

Transactions

What does transaction support include?

Administrative coordination from accepted contract through closing: deadline entry and tracking, document collection and organization, signature routing, status updates, closing file preparation, and administrative follow-up.

Do you provide legal advice or negotiate contracts?

No. DeedSide does not provide legal advice, interpret contracts, negotiate terms, or perform activity requiring a real estate license outside the appropriate brokerage relationship.

Monthly Support

What does an ongoing monthly engagement look like?

A documented task list, an agreed response standard, and written summaries of completed and outstanding items on a set cadence. Most clients combine several solutions — for example transaction coordination, CRM organization, and calendar management — into one ongoing partnership.

Can scope change month to month?

Yes. Scope is revisited as your transaction volume, portfolio, and priorities change.

Document Security

Where are my documents stored?

In your systems. We organize and maintain documents in the storage platform you own so you retain control and full access at all times.

How is document access controlled?

Through the permissions you grant. Access is limited to what is required to perform the scoped work and is removed at the end of an engagement.

Do you keep copies after an engagement ends?

No working copies are retained beyond what your agreement documents. Final organized files remain in your systems.
