Those responsibilities remain with you and your broker.

All MLS and brokerage system work is performed within your systems, using access you grant, under your direction, and formatted to your brokerage's standards and your MLS rules. Every engagement begins with a written scope confirming which tasks DeedSide performs, what approvals are required before anything is published, and how status is reported.

The purpose of Listing Administration is to make the listing accurate on day one and keep it accurate every day after. We verify tax, parcel, assessment, and legal description data against public records and compile the rest from the seller's intake form. Discrepancies are flagged to you for resolution rather than resolved on our own.
Do you write the listing description?
We format and enter copy you supply or approve. We do not author marketing claims that require licensed judgment or broker approval.
Do you communicate with my sellers?
Yes, on administrative matters within the scope you authorize: showing confirmations, scheduling, document requests, and feedback reporting. Anything involving advice or strategy is routed back to you.
Do you host showings or open houses?
No. There is no on-site presence. We handle scheduling, access instructions, materials, registration setup, logging, and follow-up correspondence; hosting and showing the property remain with you.
How is showing feedback handled?
Feedback is requested after each showing, followed up when unanswered, logged with agent and brokerage details, and consolidated into a written seller report on the cadence you set.
Can you coordinate photographers, stagers, and sign vendors?
Yes. We schedule with your existing vendors, send seller preparation guidance from your checklist, receive and organize deliverables, and track invoices to the responsible party. Vendors are retained by you or the seller, not by DeedSide.
What happens if the listing needs a price or status change?
On your written instruction we enter the change in the MLS, update marketing materials, and note it in the listing file. We do not initiate price or status changes.
How do you handle offers received?
Offers are logged with terms summarized as written and organized for your review. Evaluation, recommendation, presentation, and negotiation remain with you.
Will my listing file be compliance-ready?
The file is assembled against your brokerage's checklist and maintained throughout the listing period rather than reconstructed later. Final compliance responsibility remains with you and your broker.
Can you take over a listing that is already active?
Yes. We begin with a file and data audit, correct discrepancies you approve, rebuild the showing and marketing trackers, and maintain the listing from that point forward.
How is Listing Administration different from Transaction Coordination?
Listing Administration covers the period from pre-market setup through accepted offer. Transaction Coordination begins at executed agreement and runs through closing. Many clients engage both so a property is supported end to end.
What do you need from me to begin?
