Entity documents, financial statements, lender correspondence, and deal terms are treated as confidential and shared only with the parties you authorize. How is my information kept confidential?
Entity documents, lender correspondence, financial statements, and deal terms are treated as confidential and shared only with parties you authorize. Access is limited to the systems required for the agreed scope, permissions are set by you, and access can be revoked at any time.
Can you work with my accountant, attorney, and lender?
Yes, on administrative matters: assembling and delivering document packages, tracking requests, and following up on outstanding items. Substantive questions are directed to them and to you.
Do you handle funds, earnest money, or vendor payments?
No. DeedSide does not receive, hold, or disburse funds. We collect and organize invoices and route them to you for approval and payment.
How do you coordinate contractors?
We schedule visits, issue quote requests from your specifications, collect insurance and licensing documentation, coordinate access, and track invoices and deliverables. We do not supervise work, approve scope, or make judgments about quality.
Do you research properties outside Michigan?
Our research capability is built around Michigan county, municipal, and registry sources. Out-of-state requests are evaluated case by case and confirmed in writing before work begins.
How quickly can research be turned around?
Standard property research summaries are typically delivered within two to three business days, depending on county record availability. Exact turnaround is confirmed in your written scope.
Can you take over records that are currently disorganized?
Yes. Engagements often begin with an audit and rebuild: existing documents are inventoried, filed to a standardized structure, gaps are identified, and missing items are requested.
